Services & Pricing
Not every property needs the same kind of help.
Choose the service that best matches where your property is in the 4d/LIRC process. If you’re not sure, submit an inquiry—we’ll help identify the appropriate scope before any paid work begins.
Qualification & Enrollment
For properties seeking 4d/LIRC certification for the first time.
We’ll help determine whether your property and ownership qualify, what affordability commitment applies, and what needs to be filed.
What we do
- Verify property and ownership eligibility using relevant title history, assessment records, code records, licensing information, and other applicable records; and identify the property’s qualification pathway
- Prepare property-specific tax-savings and return-on-investment projections to help you evaluate the unit commitment*
- Review and prepare required application and enrollment documents
- Coordinate execution, notarization, submission, and filing with the proper agencies
*Tax-savings and return-on-investment projections are estimates and do not guarantee eligibility or a particular tax result.
Annual Recertification
For properties that already have a 4d/LIRC designation.
We’ll help keep the property’s annual renewal organized and moving.
What we do
- Review the current compliance status of the property, participating units, and qualifying instruments
- Prepare applicable municipal recertification and state LIRC reapplication materials
- Review annual documentation of the property’s use of 4d/LIRC tax savings
- Coordinate signatures, filing, and agency follow-up
Ongoing Compliance
For owners who need help maintaining 4d/LIRC requirements between annual filings.
Some owners need an occasional answer. Others need help reviewing tenant eligibility, documenting expenditures, or maintaining a reliable compliance process.
We can support either.
How Our Pricing Works
Our standard Qualification & Enrollment and Annual Recertification fees are based on a $50/hour pricing model, but your fee is fixed according to the property, ownership, and participating-unit counts shown above.
You’re paying for the service—not for how long it takes us.
We confirm the scope and price before paid work begins.
If unusual title or ownership conditions, incomplete or conflicting records, nonstandard documents, unresolved deficiencies, amendments, or other unexpected conditions create work outside the standard scope, we’ll identify the additional work and price before proceeding.
Government fees, recording fees, notary charges, title or record costs, filing fees, and other third-party expenses are separate.
Professional Scope
4d Compliance provides administrative, program-specific, and advisory services related to 4d/LIRC.
Official eligibility, certification, classification, and other government determinations remain with the applicable agencies.
We do not provide legal opinions, tax advice, general accounting, or general property-management services.
